Contamination control is the first thing a lab is judged on, and a general office cleaner is not scoped for it. A biotech suite, a pharmaceutical production area and a university research lab each carry different risks, and each needs cleaning that lowers those risks rather than adding to them.
The Clean Space provides laboratory cleaning services across the UK, built around contamination control and scheduled around how the lab actually runs. Every contract sits on documented methods, recorded training and DBS-checked teams. Read about the lab types we clean below, or ask us to scope a programme that spans several.

Over two decades of UK cleaning experience
We scope laboratory cleaning to the risk of each area, not to a single checklist. A typical contract covers:
We agree and document scope, methods and frequencies before any work starts, so the contract is auditable from day one.
Life sciences, pharmaceutical and academic labs share one foundation: cleaning has to reduce contamination risk, not introduce it. We provide specialist cleaning within science, research and innovation environments, supported by site specific risk assessments, COSHH controls, agreed methods, trained operatives and client approved products and procedures. Where clients have particular quality system requirements, these are agreed and incorporated into the site specific operating model rather than presented as a universal standard across all contracts.
Operatives are DBS-checked and trained for the environment they clean. The lab team owns the science and the method sign-off; we provide cleaning support and contamination control, and nothing we do crosses into validation or the work of your scientists.
The Clean Space holds the relevant current certifications, subject to validation against the certificates supplied, and these are documented so the contract is auditable rather than assumed. Where you are switching contractor, we handle TUPE, so the move does not cost you a drop in standards.
Life sciences and biotech facilities need contamination control, gowning discipline and cleaning that protects sensitive work and equipment. We scope to the risk of each area, from write-up space and shared corridors through to controlled zones, and match methods to what the space handles. We follow your standard operating procedures and gowning rules, keep cross-contamination controlled between rooms, and use COSHH-compliant products suited to the environment. Where your site has particular quality system requirements, these are agreed and incorporated into the site specific operating model.
Pharmaceutical and clinical research environments carry documentation and inspection demands that ordinary contracts miss. Cleaning is delivered to your processes, with recorded schedules and clear role boundaries. Where your site has particular quality system requirements, these are agreed and incorporated into the site specific operating model rather than applied as a universal standard, and validation stays with your QA team, not the cleaner.
University and academic research labs mean shared equipment, several research groups and buildings that run to term and project timetables. We schedule around access windows, principal investigator access rules and lab bookings, keep communal and write-up areas consistently clean, and hold the same standard across a multi-building estate. Teaching and research labs are scoped separately where their needs differ, and vacation deep cleans are fitted around the academic calendar. For universities buying through a purchasing framework, we work to the tender terms and the reporting the estate needs.
Gallery cleaning happens in the gaps aprogramme leaves. Four scheduling modes cover every venue.
Mobilisation is kept simple and documented.

Survey and risk assessment of each area.

Statement, with COSHH and RAMS documentation matched to the lab.

With vetted, trained operatives and agreed access windows.

Around lab operations, at the right frequency for each zone.

Quality checks and an audit trail you can show an inspector.
We deliver laboratory and science cleaning across the UK, with London our primary base and teams in and around London, Cambridge, Bristol, Birmingham and Manchester. Cambridge and the wider science-park corridor are well within our coverage. Free site surveys are available for new contracts, including facilities outside these cities.

I highly recommend the service provided by The Clean Space. The cleaners are very efficient and approachable. Simeon, the manager of our school site, always manages to work with the demands of the school, especially when it comes to last minute requests. He is very supportive and always there when needed.Posted on Google![]()

I work for a large housing association and we took on The Clean Space to be the main cleaning provider for our offices. The transition to Clean Space was very smooth during a difficult and trying time as the support was top tier. The cleaning manager, operations manager and others were on hand to deal with every bump in the road and we have since had a very good cleaning service. Any issues are dealt with quickly and with minimal fuss.Posted on Google![]()

I would definitely recommend The Clean Space. I use them two large offices in central London and the service is wonderful. Not only are the prices great, but they're an ethical company who treat their staff well. My area manager Ayo is very responsive and always happy to do whatever it takes to get the job done.Posted on Google![]()

Cleanspace took over from an incumbent contractor who were not performing and we couldn't be happier with their service. Great staff care, very flexible and reactive to our needs and just a nice bunch of people to work with. I would 100% recommend them to anyonePosted on Google![]()

They are very efficient and respond to issues promptly. We have a dedicated line manager (Simeon) who works well with the school.
Laboratory cleaning covers contamination-controlled cleaning of lab and write-up areas, high-touchpoint sanitisation, support for gowning and controlled-access zones, cross-contamination prevention between rooms, COSHH-compliant products, waste handling to your segregation rules, and documented cleaning records. Scope is agreed at survey stage and matched to the risk of each area.
The Clean Space covers life sciences and biotech labs and academic and research labs directly, both described in the sections above. Pharmaceutical and clinical research cleaning has its own dedicated page because of its deeper documentation demands. A single programme can span more than one.
Your QA or lab team owns validation and method sign-off. The Clean Space provides cleaning support and contamination control, working to your controlled processes and standard operating procedures. We do not own validation.
Every operative is DBS-checked and trained for the laboratory environment they clean, with training recorded.
Yes. London is our primary base, with teams also in and around Cambridge, Bristol, Birmingham and Manchester, and free site surveys available for contracts elsewhere in the UK.
Tell us about your facility and we will recommend the right lab programme and a quote scoped to its risk and schedule. The Purple Promise means you can end the contract with no penalty in the first three months, so there is no risk in starting. Free site surveys are available across the UK.
For regulated pharmaceutical work, see pharmaceutical and clinical research lab cleaning. Life sciences and biotech cleaning and academic and research lab cleaning are covered in the sections above.
