Cleaning in a pharmaceutical or clinical research facility is a risk decision before it is a price decision. Controlled areas, live processes and audit trails leave no room for a general contractor. The wrong cleaning method can put a batch or an inspection at risk.
The Clean Space provides pharmaceutical cleaning services for science, research and innovation sites across the London.Site specific risk assessments, COSHH controls, agreed methods, DBS-checked teams. Validation stays with your QA.
We scope pharmaceutical cleaning to the risk of each area, not to a single checklist. A typical contract covers:
We agree and document scope, methods, frequencies and records before any work starts. Because of that, cleaning supports your inspection readiness rather than undermining it.
Pharmaceutical cleaning sits inside your quality system, so cleaning is delivered to it rather than around it. We provide specialist cleaning within science, research and innovation environments, supported by site specific risk assessments, COSHH controls, agreed methods, trained operatives and client approved products and procedures. Where clients have particular quality system requirements, these are agreed and incorporated into the site specific operating model rather than presented as a universal standard across all contracts.
That is a deliberate position. It means we build what we deliver around your procedures and sign it off against them. That is different from a generic specification applied to every contract we run.
The role boundary is equally deliberate, and it is what makes us safe to put inside a controlled facility. We provide cleaning support and contamination control. Validation, including IQ, OQ and PQ, method sign-off, batch records and the release of any area, stays with your quality function. We do not own validation, and we do not claim to
We document every step of mobilisation, and your QA team leads it.

Site survey and site specific risk assessment with your QA and facilities leads, mapping each area to its requirements.

A cleaning method statement, with COSHH and RAMS, and agreement on how cleaning records feed your quality system.

Mobilisation with vetted, trained operatives, transferred under TUPE where it applies.

Scheduled cleaning around your processes, with cross-contamination prevention throughout.

Documented checks and account reviews that keep cleaning records ready for audit.
Four things set us apart for a pharma or clinical research buyer.

I highly recommend the service provided by The Clean Space. The cleaners are very efficient and approachable. Simeon, the manager of our school site, always manages to work with the demands of the school, especially when it comes to last minute requests. He is very supportive and always there when needed.Posted on Google![]()

I work for a large housing association and we took on The Clean Space to be the main cleaning provider for our offices. The transition to Clean Space was very smooth during a difficult and trying time as the support was top tier. The cleaning manager, operations manager and others were on hand to deal with every bump in the road and we have since had a very good cleaning service. Any issues are dealt with quickly and with minimal fuss.Posted on Google![]()

I would definitely recommend The Clean Space. I use them two large offices in central London and the service is wonderful. Not only are the prices great, but they're an ethical company who treat their staff well. My area manager Ayo is very responsive and always happy to do whatever it takes to get the job done.Posted on Google![]()

Cleanspace took over from an incumbent contractor who were not performing and we couldn't be happier with their service. Great staff care, very flexible and reactive to our needs and just a nice bunch of people to work with. I would 100% recommend them to anyonePosted on Google![]()

They are very efficient and respond to issues promptly. We have a dedicated line manager (Simeon) who works well with the school.
No. The Clean Space provides documented cleaning support to your methods. Validation, including IQ, OQ and PQ, and the release of any area stay with your quality team. We work inside your quality system, not over it.

Yes. At mobilisation we agree how to format and hand over cleaning records. Instead of sitting outside your quality system, they then support your inspection readiness.
Yes. We clean controlled and controlled-adjacent areas to documented methods. Your QA team then agrees the scope for each area at survey stage, and we write it into the site specific operating model
Every operative is DBS-checked and trained for the environment they clean, with training recorded.
Yes. London is our primary base, with teams also in and around Cambridge, Bristol, Birmingham and Manchester. Free site surveys are available for facilities elsewhere in the UK.
Most contracts run from site survey to first shift in three to six weeks. The timing depends on your access approvals, your induction requirements and any TUPE process for an incoming team. We agree the start date with you at survey stage and work back from it. Nothing begins until the method statement, the COSHH paperwork and the access rules are signed off on your side. If you need to move faster than that, tell us early, because the usual constraint is vetting and induction rather than anything at our end.
Yes. We schedule cleaning around your production calendar, including shutdowns, changeovers and the deep-clean windows that come with them. Give us the dates at survey stage and we build them into the site specific operating model, so the extra work is planned and costed rather than squeezed in. Between campaigns we can step up frequency in the areas that need it and step down elsewhere. Where a changeover needs a different method or product, we agree that with your team in advance and record it, so nothing is improvised on the day.
Yes, and that is the normal case rather than the exception. Each area gets its own method, frequency and product list, agreed with your team and written into the site specific operating model. A write-up room and a controlled production area are not cleaned the same way, and they should not be. Operatives are trained for the specific areas they enter, and we do not move people between areas without your sign-off. If your requirements change, we update the model rather than letting practice drift away from the paperwork.
We deliver pharmaceutical cleaning services across the UK. London is our primary base, and we also have teams in and around Cambridge, Bristol, Birmingham and Manchester. Cambridge and the wider life-science corridor are well within our coverage. Free site surveys are available for new contracts, including facilities outside these cities.
Tell us about your facility and its controlled areas. We will then recommend a documented cleaning programme and a quote scoped to your requirements. The Purple Promise lets you end the contract with no penalty in the first three months. So there is no risk in starting. Free site surveys are available across the UK.
